Our House Addition Project
We have a new addition off the back of our house, with a new dining room, family room, screened porch, and deck. And tying in to a new kitchen as well. Begun in 2003. Completed in 2004
Great work by our Architect, Rebecca Bostick, and our contractor/builder, Hayes Construction. Both were a pleasure to work with.

No new exterior photos, but lots from the interior!
Gutters are in. Grading done to improve the drainage.

More progress on the screened porch. Deck railings replaced with the same ipe wood as the deck surface.

The windows are in!

No photos to add, but much work has been completed inside, including framing within the basement, ventilation ductwork, and plumbing. Electrical wiring to be done this Thursday, and drywall windows probably next week.
Window and door openings are boarded up, awaiting the arrival and installation of new doors and windows. The real work is inside.
No substantial changes to the exterior, but many changes inside!

Deck is finished, nad porch floor is complete (almost). Porch railing configuration changed from yesterday. Window openings wil be boarded up until the windows arrive and are installed.
Roof is finished!
Much work has been accomplished, but most of it is "inside": framing work on the partial vault ceiling is complete, duct work under the floor is underway, and for the porch, tongue and groove floorboards have been stained and the frame for a barrel-vault celing is in place. Shingles for the roof arrived Monday evening, but weren't put on yesterday due to an impending rainstorm, which never materialized. Kitchen and some interior walls to be demolished starting next Monday!
Lots of progress! As soon as the doors and windows are delivered and installed, the old back exterior wall will be removed, connecting the addition space to the existing house space.
Lots of progress this week on the complicated roof. (Last week was all rain.)
Not much progress this week due to rain, and heavy rain is predicted for tonight and tomorrow. A dumpster has appeared, in its second visit to our yard. (In its previous visit, it lived in the front yard, and therefore it doesn't show up in the photos below.)

Rained all day today; no work on the addition. The weather report for this week is rather dismal. Rain prevents work! (At least at this stage in the process.)
The Hayes Construction carpenters not only do careful, precise work; they're fast too!

Lots accomplished today! Footers and foundation for screened porch completed; subfloor laid on joists; and one wall in progress (lying flat now.)
Floor joists are in. And the carpentry work looks really good!
More progress in getting ready to start framing, which begins soon. More lumber is staged in the driveway (just beyond the Porta-Potty), and some good-sized tire rut ponds have appeared.
Lumber is delivered. And some trees have been removed. Impressive ruts in the mud from both the lumber delivery truck and the tree service's cherry picker.
New foundation is in place.

Bobcat takes care of the snow... And the topsoil! Old porch that was under the deck is gone.
Deck has been removed, but the snow is in the way of putting in the new foundation (although it has melted considerably).
